You never know what is waiting around the corner, and when situations like eviction could happen.
Eviction could occur for two main reasons, first violating the leasing agreement terms, and second nonpayment. To save us some time effort and money we will notify our tenants with warnings and collect late fees if necessary. If the tenant is not cooperating or refuses to pay late fees or rent on time we will start with the eviction process.

Eviction is a very unpleasant long and stressful process.
First, you have to file an eviction at the court, it takes about a week till the court sends the tenant a notice for a hearing, it takes up to 14 days for the time you have to show up for the hearing once the notice is received.
Second, you have to hire a lawyer that will take care of this case for you, or prepare the case by yourself(takes more time to deal with).
Third,  the owner and the tenant have to show up at court with\out their lawyers, most of the times the tenant won’t show up and you will win the case, once you win the case the court decides on a time frame to give the tenant to vacate the property. If your tenant refuses to vacate the rental within the time decided you will have to get to your local police station and send a sheriff with an immediate warrant to vacate the rental.
